View Full Version : My unnatural love for a field....

There is a field i used to have permission to shoot and hunt in any time i liked, its about a 15 min walk away and is perfect. Now however it has been sold, and i am worried the guy might sell it to housing developers...i want to buy this field. How much would 6 acres cost in Nottinghamshire in an expensive village? Just a rough estimate is all i need. Just renting it would be great. How the hell do i go about having a contract so he can still have sheep in the field but i have legal rights to it etc so no-one else hunts it.
I love going to this field as there is so much wildlife. Everytime i go i see a new type of bird that i didn't even know existed. I have seen a herons and a sparrowhawk many times. Today i even saw a little owl, the first i have ever seen.

have you tried asking the landowner you have the permission off? he would know better than us bud

Well 10 acres of thick woodland on the side of a welsh hill costs about £19000 and is useful for nothing.......so add another £10000 on that and you'd be close probably.

If its got little owls in it, then I doubt it will be developed.....SSSI (site of special scientific interest). They are as rare as hens teeth you lucky ******.

i need to find the bloody land owner, all i know is that he owns a carpet shop :shock:. My main question was, is it possible to have a legal agreement to share a field. ie, i own it and he can keep sheep in it and look after the fencing etc in return. The field was sold with a tiny cottage with a combined value of £400,000....apparently. I can't believe it could have really been this high so i was wondering what the average land cost is
i get very bored sometimes...

ben i have always been lead to beleive this as well...but in the years that i have lived in yorkshire ( since 98)..... i have seen loads...

If the land is suitable and has permission for developing on, for example a small housing estate, you could be looking at up to £150,000 per acre, maybe more depending on the location.
My guess is that if it went for £400K with the house, then development is probably not an option.
There is a guy that lives a few villages up from me that has been offered around £4,000,000 for about 2 (yes TWO) Acres. The housing developers dropped a bollok and need the land quite badly.......he told them where to work their money........I guess that will change at some point as the price goes up......we all have our price somewhere.
I believe pieces of land such as this are nicknamed a 'Ransome Strip'.
As Mass says, the landowner is going to be the best person to speak to.
As far as little owls go, in our area, they are probably the most common B.O.P. and I'm not sure developing would be stopped for any owl in this country.........Edible doormice, smooth snakes and certain other species are a different story all together.

No, it's a very rare snake, I believe only found in selected parts of southern England.

Well ****** me! I never knew we had such a thing, good looking little fella. I've got a nest of grass snakes living under a wall in my garden. They were out mating last week, a big female, and several males. All twisting and turning in the Ivy. I'll try and get some pics of the babies.

Aw, you just took a picture of the snake, I thought we might see a good Steve Irwin impression!
I have one of me somewhere doing the same with a Taipan.......Man, I have never seen so many Ozzies scatter all over the place shouting rude remarks!

i must admit we have an abundance of little owls around here too......no smooth snakes.........i bloody hope.........im afraid i would be running the other way with that one........slow worms give me the ebee jeebees.. :oops: :oops: :oops:

never heard of a smooth snake before....
the thing about this field is that it is a perfect habitiat, its next to a lake so good for duck and other quarry. I try and shoot as many corvids as possible to help all the birds there.
Anyway i will update when i have spoke to the owner.

you could find someone who has a rare BOP and get a photo of the bird (minus eqpt) in and around the field, then send it off to the RSPB etc saying that you have seen rare birds and that the land is to be developed!
the builders up our way got halted cos of a small pond with some "rare newts" in it !

If you were lucky enough to stop any development (postponement would be more likely) using this type of reason (rare animals living on site) then you would certainly bring your chances of using the land for flying down as well.
Even if you could still use it legally, what do you think the landowner would say after depriving his pocket of a large amount of cash? Sure, come on and use it, you stopped me developing on it, so why not make some use of it........I doubt it.
It seems like a double edged sword scenario to me.

Whereabouts in Notts is it? I know of proposed developement around the Rushcliffe/south Notts area. also on the 24th January the Evening Post reported 'Travellers' wanting to buy land around the outskirts of Keyworth, the story is still on the thisisnottingham website.
